RENEWABLE SOURCES AND GREEN BUILDING: THE ROLE OF THE EVALUATOR IN PROPERTY REDEVELOPMENT
In Italy, the energy transition has already taken a clear path: not only incentivizing renewable energy sources, but also upgrading the huge existing real estate stock. According to data from CRIF’s ESG Outlook, by 2023 about 40 percent of renovations brought properties up to energy class A, while more than 90 percent of new construction meets the highest standards. But to achieve the ambitious green goals imposed by the European Union, such as those set in the recent “Green Homes Directive,” it will be essential to rely on highly competent figures, such as the Real Estate Appraiser certified according to UNI 11558:2014.
The certification of the Real Estate Appraiser: a guarantee of competence
The importance of the Real Estate Valuer lies not only in calculating the value of a property, but in offering reliable assurance on all the technical and economic aspects that define real estate as a durable asset and source of income. UNI 11558:2014 certification requires specific skills ranging from the ability to analyze cash flows related to the management of real estate assets, to understanding regulations in the areas of construction, urban planning and the environment.
The Real Estate Valuer, in fact, is called upon to evaluate real estate taking into account different aspects: from construction quality to maintenance methods, to the economic indicators of value that can influence its profitability.
Real Estate Appraiser and sustainability: an essential pairing
In the context of green redevelopment, the Real Estate Appraiser plays a key role. Its evaluations can steer owners and investors toward the most advantageous choices in terms of energy efficiency and sustainability, elements that are now key to gaining access to “green finance” financing. The CRIF report highlights precisely the weight that banks and financial institutions will have in diverting credit to sustainable real estate projects, but such investments will require rigorous assessments based on certified expertise.
The skills of the future for the Real Estate Appraiser
As technologies and regulations evolve, Real Estate Appraisers will also need to hone their skills and adapt to new paradigms. RICEC, for example, provides a process for assessing and verifying the skills of real estate appraisers in accordance with UNI 11558:2014.
Today, certified professionals are a guarantee for the country’s real estate redevelopment, enabling effective alignment between the real value of real estate and market expectations related to sustainability.
RICEC issues a certificate of competence for Real Estate Valuers, as an independent third-party attestation, able to give evidence to all stakeholders of the skills possessed by the certified person.
